What homeowners should know about insurance in Colorado

Understanding the risks to your home can help you determine how much coverage you need to ensure you have proper protection.

In Colorado, some of the top risks to homeowners include hail, wildfires, and damage from winter storms. If you’re struggling to find standard coverage, you can look into the Colorado FAIR Plan, which is available to homeowners with high-risk homes.

Hail

Colorado’s Front Range mountains are located in “Hail Alley,” which receives the highest amount of large hail in North America. Over the last decade, hailstorms have caused more than $5 billion in insured damage in the state.

The Denver metro area has been at the center of the 10 most costly hailstorms in Colorado. A standard homeowners insurance policy will typically cover the cost to repair or rebuild your home if it’s damaged by hail.[3]

Wildfires

In 2021, Colorado experienced its most devastating wildfire, which destroyed more than 1,100 homes and killed two people.[4] Colorado experiences a wildfire season from May through September, but fires can happen in any season. Nearly half of Coloradans live in areas that are at risk from wildfires.[5]

While standard homeowners insurance typically covers damage from wildfires, Colorado homeowners might find it more difficult to find coverage or may pay more for a policy.

Winter storms

All areas in Colorado are vulnerable to severe winter storms, which can include heavy snow, ice, freezing temperatures, and high winds. Heavy snow and ice accumulation can result in the collapse of roofs, porches, awnings, carports, and failing trees.

Standard homeowners insurance covers several winter storm-related issues, such as burst pipes, leaky roofs, and building collapse.[6]

How much homeowners insurance do you need in Colorado?

While state laws don’t require you to have home insurance, your mortgage company likely will. A standard homeowners policy typically covers four main categories:[7]

    illustration card https://a.storyblok.com/f/162273/150x150/8055843166/car-service-96x96-orange_040-garage.svg

    Home structure

Dwelling coverage pays to repair or rebuild your home if a covered peril, such as a wildfire or hailstorm, damages or destroys it. Your homeowners coverage might also include other structures such as decks, garages, or fences.

    illustration card https://a.storyblok.com/f/162273/100x100/32ed42213e/personal-property.svg

    Personal belongings

Personal property insurance helps cover your clothes, furniture, sporting equipment, and other belongings if they’re stolen or damaged by a covered peril. You can create a home inventory to estimate how much coverage you need.

    illustration card https://a.storyblok.com/f/162273/150x150/ee0f1a4393/law-and-justice-96x96-yellow_027-dossier.svg

    Personal liability

Liability insurance provides coverage against lawsuits for bodily injury or property damage. Liability coverage limits typically start at $100,000, but it’s common for policyholders to purchase at least $300,000 in coverage.

    illustration card https://a.storyblok.com/f/162273/150x150/b022eb76ef/buildings-96x96-green_svg-013-hotel.svg

    Additional living expenses

Loss of use coverage helps pay additional costs if you have to move out of your home while it’s being replaced or repaired due to a covered peril. It can cover the cost of your hotel, groceries, or restaurant bills.

Read your home insurance policy carefully to ensure you’re covered for everything you want to be.

How to contact the Colorado Department of Insurance

The Colorado Division of Insurance (DOI) is responsible for regulating the state’s insurance industry. The DOI answers insurance questions, investigates complaints, and ensures insurance companies follow the law.

To contact Colorado’s DOI, you can call 1 (303) 994-7499 or 1 (800) 930-3745 if you’re calling from outside of the Denver metro area. For more information, you can visit the organization’s website or send an email to [email protected].

Methodology

Insurify data scientists analyzed rates from more than 180 home insurance companies sourced directly from Insurify’s partner companies and Quadrant Information Services. Rates span all 50 states and Washington, D.C., and quote averages represent the mean price for a given coverage level and geographic area. To ensure data reliability, only insurers meeting minimum quote thresholds were included in the analysis.

Unless otherwise specified, quoted rates reflect the average cost for homeowners with no prior claims and good credit with a home construction year of 1980. The default coverage assumptions include:

Default Coverage Assumptions

  • Dwelling coverage: $300,000
  • Deductible: $1,000
  • Personal property limit: $25,000
  • Liability limit: $300,000

Additional data points beyond these default values are sourced from Insurify’s proprietary database. Rates are updated monthly.
